You Picked Black Mountain for the Views. Your Deck Should Let You Use Them.

Black Mountain is the kind of place where the land does most of the talking. The ridgeline behind town, the tree canopy, the quiet. Most people who live here or have moved here came specifically for that feeling of being in the mountains without being far from everything.

But too many homes in Black Mountain have backyards that go unused. A steep drop-off behind the house. An aging deck from the '80s that you do not trust. A flat patio that faces the wrong direction.

Think about what it could be instead. Morning coffee looking out over the Swannanoa Valley from a well-built deck. A screened porch with a built-in propane fire feature that keeps the family outside through October, blocking the bugs and the wind but not the view toward Montreat. Dinner on the upper level while the grandkids play on the lower one.

Black Mountain gives you the setting. The right deck is how you actually live in it.

Black Mountain Terrain Will Punish a Deck That Was Not Built for It

Drive around town, noticed just how many rotted and dilapidated decks yo see around you. Black Mountain sits at 2,300 feet and gets around 50 inches of rain a year. That moisture gets trapped between decking boards and joists, and if the framing is not protected, the wood rots from the inside out. You will not see it happening until the boards start to sag.

The terrain here is steeper than most of the Asheville area. The lots in communities like Catawba Falls Preserve, High Cliffs, and Laurel Ridge sit on mountain grades that require engineered footings and helical piers, not standard post holes. And the older homes near downtown and along Lake Tomahawk often have original decks that are well past their useful life.

If your property sits in one of Black Mountain's historic districts, there are additional rules. The Historic Preservation Commission reviews exterior changes in the downtown district, and you may need a Certificate of Appropriateness before a permit is issued.

That outdoor space you are picturing only works long-term if it is built for this specific terrain, this climate, and these local requirements. Most builders skip the steps that make that possible. We do not.

How We Make Sure Your Deck Lasts as Long as the Memories You Make on It

We tape every joist on every deck.

About $200 per project. It keeps moisture from rotting the framing. Nine years, 500+ builds, zero joist failures since 2016. Nobody else in the area does this as standard practice.

Search every contractor. You will not find another one. Our project managers Seth and Jason are trained to the national standard.

We know mountain terrain.

We have built elevated decks 30 feet off the ground in Western North Carolina, anchored with helical piers drilled into mountain rock. Black Mountain lots do not scare us.

Black Mountain Deck FAQs

How long does it take?

1-3 weeks of construction plus 2-3 weeks for permits. Total: 4-8 weeks from contract to completion. Historic district properties may add a few weeks for HPC review.

.

Do I need a permit?

Yes. Black Mountain has its own building department that handles permits within town limits. Properties outside town limits go through Buncombe County Permits and Inspections. Decks over 30 inches above grade or attached to the house require a permit. We handle the entire process.

Do you build screened porches in Black Mountain?

Yes. Screened porches are one of our most popular builds in the Black Mountain area. The bugs in the Swannanoa Valley are real from May through October, and a screened porch with a fire feature gives you outdoor living without them.

Can I add a fire feature or outdoor kitchen?

Yes. Propane fire pits, built-in grills, and outdoor kitchens are some of our most popular add-ons. We plan the gas lines and framing into the original design so nothing is an afterthought.

How much does it cost to build a deck in NC?

According to state averages, a basic pressure-treated wood deck in North Carolina runs roughly $2,800 to $6,000 and composite decks run $6,000 to $13,000+ for standard sizes. Mountain lots with steep grades push costs higher due to engineering and pier work. We will give you the most accurate pricing once we have seen your job site and talked through your vision.

What accounts for most deck collapses?

Improper ledger board attachment and rotted structural framing. Both happen out of sight. We use lag bolts and flashing on every ledger connection and tape every joist to prevent exactly this.

What areas do you serve near Weaverville?

Black Mountain, Montreat, Swannanoa, Ridgecrest, and the surrounding areas of eastern Buncombe County.
