How We Build Porches Differently

Most contractors focus on getting the roof up and floor down. We focus on the details that make your porch comfortable year-round:

Proper Ventilation – Screened porches in the mountains trap heat and moisture if not vented correctly. We design airflow paths that keep your porch comfortable from May through October.

Structural Roof Ties – Porch roofs see wind loads that decks never do. We use hurricane ties and proper load paths so your roof stays put when storms roll through the valleys.

Screen System Selection – Cheap screens tear. We use heavier-gauge mesh and aluminum-frame systems that hold up to mountain weather, pets, and grandkids.

Waterproof Decking Below – If your porch is elevated, we can install a drainage system underneath so the space below stays dry and usable.

These details do not show up on a quote line item. But they show up in how comfortable your porch is five and ten years from now.

"Pegram was the most professional contracting company we have ever worked with. This is our sixth residence over a 40-year period. Work was done quickly to code inspections. Cleanup was done within two days of completion. We could not be much happier with our new screened porch and deck."

Frequently Asked Questions About Porch Building

How much does a screened porch cost?
It depends on size, roof style, and site conditions. A basic 12x14 screened porch on an existing deck runs roughly $15,000–$25,000. Building a new structure from the ground up costs more. Elevated builds on steep lots add structural costs. We give free detailed estimates so you know exactly what your project costs.

How long does porch construction take?
Most porches take two to four weeks once we start. Permitting adds one to two weeks before construction—sometimes longer depending on your jurisdiction.

Do I need a permit for a porch?
If the porch has a roof and is attached to your house, yes. We handle the permit application and all inspections for you.

Can you convert my existing deck into a screened porch?
Usually, yes. We need to evaluate whether your existing deck structure can support a roof. If it can, we add posts, beams, roof framing, and screens. If it cannot, we may need to reinforce or rebuild portions.

What screen material do you use?
We primarily use fiberglass mesh in aluminum frames. For high-traffic areas or homes with pets, we offer pet-resistant screen options that are harder to tear.

Can I add a fireplace or heater to my screened porch?
Yes. We install outdoor fireplaces (wood-burning and gas) and can rough in electrical for portable heaters. This extends your porch season well into fall.
