What Makes Building in Candler Different
Candler is a semi-rural community west of Asheville with larger lots, mountain views toward the Smokies, and a strong sense of neighborhood. Many Candler properties are 1-5 acres, which gives you space and privacy but also means you need to think about drainage, grading, and foundation work carefully.
The Hominy Creek area and surrounding ridges have rolling to steep terrain. Flat lots do not exist. That means decks, porches, and other structures require thoughtful engineering and site work.
Building in Candler means following Buncombe County codes and getting Buncombe County permits. Any deck over 30 inches above grade or attached to the house needs a permit, engineered plans for certain spans, and multiple inspections.
We have pulled over 300 permits in Buncombe County since 2013. We know the process.
Candler gets 45+ inches of rain a year and has a dense hardwood canopy. Decks accumulate moisture and leaf litter faster than in open areas. Composite decking holds up better than pressure treated lumber here.
