Every year we get calls from homeowners in Asheville who think their deck is done. The boards are warped, the railing wobbles, and the whole thing just feels off. They assume they need to tear it all down and start over.
Sometimes they're right. But more often than not, the framing underneath is still solid. The joists, beams, and posts are doing their job. Its the decking surface, the fasteners, and the connections that have worn out. When that's the case, a deck repair or resurface costs roughly half of what a full rebuild would run you.

This is the most common call we get. You step on the deck and it gives more than it should. Usually this means the decking boards have absorbed moisture and started to rot. Sometimes its just the surface boards. Sometimes the rot has reached the joists underneath.
Wobbly or loose railings.
Railings take a beating from wind and people leaning on them. When the posts start rocking, its usually a fastener issue. Nails back out over time. If the original builder used nails instead of screws and bolts, the connections loosen up after a few years.
Ledger board damage.
This is the one that scares us. The ledger board is where your deck connects to your house. If it wasn't flashed properly when it was built, water gets behind it and rots both the ledger and the house framing. This is a safety issue, not just cosmetic.
Popped fasteners and cracking.
Nail heads sticking up, screws that have backed out, boards cracking and splitting along the grain. This is normal wear on older pressure-treated decks, especially ones that haven't been sealed or stained regularly.



Deck Repair vs. Full Rebuild

Repair makes sense when the framing (joists, beams, posts) is still structurally sound. We replace the damaged decking boards, fix the railing connections, address any fastener issues, and you're back in business. If 70% or more of the structure is solid, repair is usually the smarter move.
A full rebuild makes sense when the joists are rotting, the posts are sinking, or the ledger board is compromised. At that point, patching individual pieces just delays the bigger problem. We'll be honest with you about which route makes sense. We're not going to push a rebuild if a repair will hold up for another 10-15 years.
Resurfacing is the middle ground. The framing stays, but we pull all the old decking and replace it with new boards. This is popular with homeowners who want to upgrade from old pressure-treated wood to composite without rebuilding the entire structure. As long as the framing can handle the new material, resurfacing saves thousands compared to starting from scratch.
